How do I apply for an apartment?
You can start by browsing our available listings on the Residential Page and selecting a property that interests you. From there, you can inquire online or contact our leasing team directly to arrange a viewing and receive an application. We will walk you through the process from start to finish.
What documents do I need to submit with my application?
We typically require government-issued photo identification, proof of employment or income (such as a recent pay stub or employment letter), and references from a previous landlord. Specific requirements may vary, and our leasing team will let you know exactly what is needed when you apply. Please click here for the list of rental requirements.
What lease terms do you offer?
We generally offer standard one-year lease terms. After the initial term, the lease continues on a month-to-month basis in accordance with Ontario's Residential Tenancies Act. Our leasing team can discuss your specific situation if you have questions about lease length.
What utilities are included in the rent?
In most of our buildings, water, heat and hydro are included in the rent. Internet, cable, and any additional services are typically the responsibility of the tenant. The details are outlined in your lease agreement, and our leasing team can confirm what is included at the property you are interested in.
Are pets allowed?
Pet policies vary by property. We encourage prospective tenants to ask about pet-related guidelines for their building of interest when they contact our leasing team.
How do I give notice to vacate?
Under Ontario's Residential Tenancies Act, tenants on a month-to-month lease are required to provide a minimum of 60 days' written notice before the end of a rental period. Our team can provide you with the appropriate form and guide you through the process.
How do I pay rent?
Rent payments can be made through pre-authorized debit or other methods outlined in your lease agreement. Our team will provide full details on payment options during the lease signing process.
How do I submit a maintenance request?
Pick up a maintenance request form from your building's designated location. If you're not sure where to find one, ask your superintendent. Fill out the form with details of the issue and submit it to your superintendent. They'll assess the problem and coordinate with the property manager to get the repair approved and scheduled. You'll receive at least 24 hours' written notice before any work takes place in your unit. For emergencies such as floods or fires, contact your superintendent directly.
How long does the application process take?
In most cases, applications are reviewed within two to three business days. Once approved, we will work with you to finalize the lease and coordinate your move-in date.
Is parking available at your buildings?
Parking availability varies by property. Some of our buildings offer on-site parking for an additional monthly fee. Please inquire with our leasing team about availability and pricing at the specific building you are interested in.
Is tenant insurance required?
Yes, we require all tenants to carry tenant insurance (also known as renter's insurance) for the duration of their tenancy. This protects your personal belongings and provides liability coverage. Your insurance provider can help you find a policy that fits your needs.
What amenities are included?
Amenities vary by building, with select properties offering on‑site fitness rooms to support active, healthy lifestyles. Across our portfolio, residents can also expect essential features such as secure building entry, on‑site laundry facilities, and professional on‑site superintendent services. Some buildings further enhance the living experience with outdoor spaces and additional storage options.
